Building Maintenance Worker means a person who maintains and repairs residential buildings (single family unit, multi-unit, high rise) including minor carpentry, drywall, electrical, floorlaying, painting, plumbing, refrigeration mechanic and roofing repairs, maintenance, installation, inspection, testing and troubleshooting (as per BC Safety Authority legislation and regulations).

This job covers a wide range of trade work. You will gain a lot of satisfaction from learning your trade so well that you can coordinate the work with other tradespeople. This type of job requires you to have good technical knowledge and people management skills.

Sell your services. Your reputation for quality and reliability is very important here. If you stay on top of promoting your services and stay in contact with potential customers, the inevitable dry spells between contracts become shorter and shorter.

Prepare quotes. Preparing accurate quotes and completion times are the foundation of a successful, profitable enterprise.

Manage budgets. You will use spreadsheets and other accounting tools to track of materials, wages and shop costs. This allows you to foresee cash flow problems, potential cost overruns and financing needs before a situation becomes critical. The financial health of your company relies on accurate record-keeping.

Organize logistical support for your work crew. Glaziers, drywallers, bricklayers and lathers use large quantities of materials in the course of a day. You organize the work to meet the project schedule and adapt to the supply of materials. Many construction sites will not have much storage space so you must order materials just as they are needed.

Inspect and certify the work of others. You inspect the work of your employees and make sure it meets quality standards and building codes.
